Partnership Profit Share Program
This is a program that was designed originally about 15 years ago when the market in the Northeast began to experience an increase in Pre-foreclosures. Of course, the market and program had has changes over the years.
Let me explain the program in the simplest and shortest way I can. A single-family or multi-family home is currently in default on the payments but the bank has NOT taken the property back and NO foreclosure sale date has been scheduled. There is no equity in the property as you owe more than the value of the property. You the owner of the property has moved out or is ready to move out and move on with your life, if tenant occupied I can work with them. I become a partner with you in the property by placing the property in a Land Trust with JFK FUNDING LLC as the managing partner with an 80% interest in the property while you retain a 20% interest in the property.
JFK FUNDING LLC takes full control of the property. My legal department handles the Land Trust and any foreclosure defense that may be required. I maintain the property in the present condition as I search for a tenant-buyer or occupant. At the time I feel it would be beneficial I contact the lender(s) to obtain a Short Sale or Short Payoff of the existing liens in order to sell the property and have a settlement with our found buyer. Sun Lovers Homes, Inc covers all cost and expenses as well as the current lender(s) to bring the property to this point.
How will you benefit from this program?
As the property is being occupied there is a monthly income, you will receive 20% of this each and every month. This can last from 6 months to over a year. At the time the property is sold JFK FUNDING LLC will have created equity with the short sale to the lender and the sale price to the buyer. You will then receive 20% of this equity at the time of the settlement.
Example:
Buyer's sale price is $125,000 and our short sale payoff is $90,000. Thus I created $35,000 in equity to be shared or you will receive $7,000 with this example. Also the monthly income, if the property produces $1,000 per month you will receive $200 each month.
Other benefits would be that when I settle with the lender(s) I have them agree to no Deficiency Judgement against you. This can be a savings of tens of thousands of dollars to you. Also your credit report will not show that you had a property that went to foreclosure thus helping you in the rebuilding process of your credit.
